Staged for Success

If you live in a competitive housing market, staging will help to set your home apart from other properties in your area. A well staged home has the ability to improve the appeal of your home to potential buyers. By arranging furniture and decor to bring out a homes best features, home buyers are able to see the full potential that a space has to offer. Even if you do not want to hire a professional stager, there are still ways to give your home an extra advantage before presenting to the market.


Throughout the house:

Focus of the best aspects of your home. Chances are, what first drew you to your home will draw in potential buyers as well. Play up the best features such as high ceilings, refinished hardwood floors, upgraded counter tops, finished basement, or even a great view.


Clear the clutter. Removing knick-knacks and personal items creates neutral space. Cleared space makes your rooms appear bigger which allows potential buyers to focus on the best features, plan their furniture placement and envision themselves in the home.


Clear the air. If you have pets you may want to consider getting an air purifier. Potential buyers who may be allergic can become distracted by having a reaction while they view your home.


Room by Room:

In the bathroom - Clean your walls and remove any surface mold. A coat of fresh paint will give it an instant makeover. If you have glass doors, scrub them well.


In the kitchen - Instead of replacing dated cabinetry, stain or paint them a neutral color and consider updating the hardware.


In the living room - If you have hardwood floors, replace any damaged boards and them a good sanding and fresh stain. If you have built in bookcases, be sure to stage them and clear any clutter or unnecessary items. A couple strategically placed items to highlight the feature is all that is needed.


In the bedroom - Remove unnecessary furniture and store away unused items. Create a color scheme and coordinate bedding and accessories to tie it all together.


For all other rooms - A fresh coat of paint can make a world of difference to, or at a minimum touch-up paint any scratches or imperfections. Open or remove window coverings in order to allow the natural light and views to highlight the space.


Don't forget the curb appeal - Take a quick walk around the exterior of your home and check for any chipping paint or imperfections that could use a touch up. Washing the windows and cleaning debris from gutters will give buyers the peace of mind that the home is well cared for. Plant flowers in pots and beds. Consider painting or staining your front door, along with your deck, to give buyers a great first impression.
